My builder overkilled the construction so I won't be using him again for a flip as he doesn't understand the concept of maximizing $$$.

It's not bad, not my style, but I can appreciate the work. 1.3M is on the high end, what did you end up averaging for $/sq. ft.?
It's also too late, but if I were you I would've listed with Chris Clarke since he runs the area and a lot of people have faith in that scumbag.

The RE agent was managing the project so we gave him the listing.
Not sure on dimensions, go check out the open house tomorrow.
$1.3M is on the high end but it is one of the largest, if not, the largest house in the area.
Competitor:
http://www.torontolife.com/informer/toro...arfield-avenue/
It sold for $1.1M+ (I think?) but - our house is 15' longer, and 2' wider on the 2nd floor (extra 930 sq.ft.) - has a powder room unlike Barfield - has exterior stucco instead of some "bathroom board" (I don't know the term, but the builder said its crap and you can punch through it) -

Rode by it today. Looks great from the outside, and that street is pretty quiet since you can't turn right onto O'Connor from it. good luck with the sale.

How did the open house go? I was going to stop by since I was in the area, but got delayed with other stuff.
It was a perfect day for it, you probably had a ton of traffic. Any firm interest?

http://www.thestar.com/business/2014/04/28/lawrence_park_fixer_upper_gets_72_offers_goes_for_195_per_cent_of_asking.html Umm you do know that's Lawrence Park right? The price it went for is kinda normal :p fixerupper and all. SO many ppl hunting for homes in that area. You either drop more than 3M on a home, or you luck out, find a fixer upper for 1.5 and then build it That's par for course in the area dude.

Sold. I won't release the details.
Congrats.
Sorry, been busy with work and haven't got a chance to update you guys.
Lots of interest... lots of "wow nice house but I can't afford it". Had a few offers; sold in about 3 weeks with early close. Agent wanted to wait longer but I suggested to my business partner that we should just sell as we could make better use of the money. Would I do it again? Not in this area to invest... margins too low. Maybe if I were to live in it because the zoning for this area is quite relaxed that you can easily build your dream home (interior wise... as the space is very limited). I think we made decent use of a 20' wide home (18' interior?) and yielded 3200 sq.ft. of living space.
